Terms & Conditions
Welcome to Iris Greece. These Terms & Conditions (“Agreement”) govern all reservations and stays at Iris Greece properties, including but not limited to Iris Penthouse and Iris One (collectively referred to as the “Property” or “Properties”). By confirming a reservation, making payment, or occupying the Property, the Guest agrees to comply with the following terms.
1. Parties
This Short-Term Rental Agreement is entered into between Iris Management E.E. (the “Owner”, “Company”, “we”, “our”, or “us”) and the individual completing the reservation (the “Guest”, “you”, or “your”). The Guest accepting this Agreement confirms that they are at least 18 years of age and authorized to enter into this Agreement on behalf of all occupants included in the reservation.
2. Reservation Confirmation
A reservation is considered confirmed only after:
- Full or partial payment has been successfully processed;
- The reservation has been accepted by the Owner; and
- The Guest has received written confirmation via email, booking platform, or direct communication.
The Owner reserves the right to refuse or cancel any reservation at its sole discretion prior to check-in.
3. Rental Term
The rental term begins on the confirmed check-in date and time and ends on the confirmed check-out date and time specified in the reservation confirmation.
Unless otherwise agreed in writing:
- Check-in begins at 3:00 PM;
- Check-out is no later than 11:00 AM.
Late check-out without prior approval may result in additional charges.
4. Payments & Fees
The Guest agrees to pay all reservation charges, including:
- Accommodation fees;
- Applicable taxes;
- Cleaning fees;
- Security deposits;
- Additional guest fees;
- Payment processing fees; and
- Any charges arising from damages, violations, or additional services.
All payments must be made in Euros (EUR) unless otherwise agreed.
Any applicable bank charges, currency conversion fees, or credit card processing fees are the responsibility of the Guest.
5. Security Deposit
A refundable security deposit may be required prior to or during check-in.
The security deposit is intended to cover:
- Property damage;
- Missing items;
- Excessive cleaning;
- Violations of these Terms & Conditions; or
- Any unauthorized use of the Property.
The Owner reserves the right to deduct reasonable amounts from the security deposit where necessary. If damages exceed the amount of the security deposit, the Guest remains fully responsible for all additional costs.
Provided no issues are identified, the security deposit will be refunded within a reasonable period following successful check-out.
6. Occupancy & Registered Guests
Only registered Guests included in the reservation are permitted to stay overnight at the Property.
The number of occupants must not exceed the maximum occupancy stated in the reservation confirmation or listing description.
Unauthorized guests, events, or overnight visitors are strictly prohibited without prior written approval.
The Owner reserves the right to charge an additional fee of EUR 100 per night for each unauthorized guest.
7. Use of Property
The Property is intended solely for lawful residential and short-term accommodation purposes.
Guests agree to:
- Respect the Property and neighboring residents;
- Maintain the Property in clean condition;
- Use all appliances, furniture, and equipment responsibly;
- Comply with all building regulations and local laws.
The Guest is financially responsible for any damage caused by themselves or any member of their party.
8. Noise, Parties & Disturbances
To preserve the comfort and security of neighboring residents:
- Parties, events, celebrations, and large gatherings are strictly prohibited;
- Excessive noise, disruptive behavior, or nuisance is not permitted;
- Quiet hours apply daily from 12:00 AM to 8:00 AM.
Any complaints from neighbors, building management, or local authorities may result in immediate termination of the stay without refund.
Guests are responsible for any fines, penalties, or damages resulting from violations.
9. Smoking Policy
Smoking and vaping are strictly prohibited inside the Property, including all indoor areas and common building spaces.
Where permitted, smoking may only occur in designated outdoor areas such as balconies.
Any evidence of indoor smoking may result in additional cleaning, deodorizing, or damage charges.
10. Pets
Pets are not permitted unless explicitly approved in writing prior to arrival.
Unauthorized pets may result in immediate termination of the reservation and additional cleaning or damage charges.
11. Children & Guest Safety
Guests are fully responsible for the supervision and safety of all minors staying at or visiting the Property.
The Owner accepts no liability for injuries, accidents, or damages arising from improper supervision or unsafe use of the Property.
Facilities such as balconies, stairs, parking areas, jacuzzis, and rooftop areas must be used with caution.
12. Jacuzzi & Special Amenities
Where applicable, use of the jacuzzi and any special amenities is entirely at the Guest’s own risk.
Guests agree to:
- Follow all posted instructions and capacity limits;
- Supervise children at all times;
- Use amenities responsibly and safely.
The maximum occupancy of the jacuzzi is two (2) persons unless otherwise specified.
The Owner assumes no responsibility for accidents, injuries, or health issues resulting from use of these facilities.
13. Parking
Where parking is provided, Guests may use only the designated parking space assigned to the Property.
Parking is available exclusively during the reservation period.
The Owner is not responsible for:
- Theft;
- Vehicle damage;
- Personal belongings left in vehicles; or
- Unauthorized towing resulting from improper parking.
14. Cleanliness & Housekeeping
Guests are expected to maintain reasonable cleanliness during their stay.
Prior to check-out, Guests are requested to:
- Dispose of garbage appropriately;
- Wash dishes and kitchen utensils;
- Leave the Property in generally tidy condition.
Excessive cleaning requirements beyond standard turnover cleaning may result in additional charges.
15. Utilities & Energy Usage
Guests agree to use utilities responsibly.
Air conditioning, lighting, appliances, and electronics should be turned off when not in use or when leaving the Property.
The Owner reserves the right to charge for excessive or abusive utility consumption.
16. Access to Property
The Owner or authorized representatives may access the Property when reasonably necessary for:
- Maintenance;
- Repairs;
- Emergencies;
- Safety concerns; or
- Verification of compliance with these Terms.
Reasonable efforts will be made to notify the Guest in advance whenever possible.
17. Maintenance Issues
Guests must promptly report any maintenance issue, malfunction, or damage.
The Owner will make commercially reasonable efforts to address issues as quickly as possible; however, temporary interruptions to utilities, internet service, appliances, or building services do not automatically entitle the Guest to compensation or refunds.
18. Internet & Technology
Wi-Fi and internet services are provided as a convenience only.
The Owner does not guarantee uninterrupted availability, speed, or compatibility.
Guests agree not to use the internet connection for unlawful purposes.
19. Loss, Theft & Personal Property
The Owner is not responsible for:
- Lost or stolen belongings;
- Personal injuries;
- Accidents;
- Damage to Guest property; or
- Circumstances beyond the Owner’s control.
Guests are encouraged to secure valuables and obtain appropriate travel insurance.
20. Cancellation Policy
Cancellation policies may vary depending on the booking platform, promotional rate, or reservation agreement.
The cancellation terms presented at the time of booking shall apply to the reservation.
No refunds will be issued for:
- Early departures;
- No-shows;
- Violations of these Terms & Conditions; or
- Circumstances outside the Owner’s control unless otherwise required by law.
21. Force Majeure
The Owner shall not be liable for delays, interruptions, cancellations, or inability to fulfill obligations due to events beyond reasonable control, including but not limited to:
- Natural disasters;
- Government restrictions;
- Strikes;
- Utility failures;
- Epidemics or pandemics;
- Weather events; or
- Acts of God.
22. Breach & Termination
Failure to comply with these Terms & Conditions constitutes a material breach of this Agreement.
The Owner reserves the right to:
- Terminate the reservation immediately;
- Refuse entry;
- Require Guests to vacate the Property; and/or
- Retain applicable payments or deposits.
No refunds shall be due in the event of termination resulting from Guest misconduct or violations.
23. Limitation of Liability
To the maximum extent permitted by law, the Owner shall not be liable for any indirect, incidental, consequential, or special damages arising from the Guest’s stay or use of the Property.
Guest use of the Property and all amenities is entirely at their own risk.
24. Privacy
Guest information may be collected and processed for reservation management, legal compliance, communication, and operational purposes.
The Owner will handle personal information in accordance with applicable Greek and European Union privacy regulations.
25. Governing Law
This Agreement shall be governed by and interpreted in accordance with the laws of the Hellenic Republic.
Any disputes arising under or relating to this Agreement shall be subject to the jurisdiction of the competent courts of Athens, Greece.
26. Acceptance of Terms
By completing a reservation, making payment, or occupying the Property, the Guest acknowledges that they have read, understood, and agreed to these Terms & Conditions in full.
